What if your house had a check engine light?

We look after your home like it’s our own.

Four times a year we look your home over and send a plain report: what’s good, what to watch, and what to fix before it gets expensive.

  • From $45 a month
  • No cancellation fee
Your Home Health Report

Three lights, in plain words.

Your steward gives everything they look at one of three calls, and your report shows each one with photos.

  • Good

Working as it should, and noted in your home’s record.

  • Watch

Fine for now. We look again next visit, so you hear about it early.

  • Fix

Ready for attention. We quote it first, and work starts when you say yes.

How it works

Four visits a year, one for every season.

Each visit follows a list made for Idaho Falls weather and takes an hour to ninety minutes, depending on your plan.

  • A new furnace filter
  • Water softener salt
  • Every smoke and CO alarm tested
  1. This season

    Spring

    March to May

    • Put the outside faucets back into service
    • Lubricate the garage door and check the rollers
    • Look over the gutters and downspouts after the melt
  2. This season

    Summer

    June to August

    • Rinse the outdoor cooling coil and clear the clippings
    • Wash the range hood filter
    • Test the garage door sensors and auto-reverse
  3. This season

    Fall

    September to November

    • Shut off and drain the outside faucets
    • Bring the heating on for the season
    • Look over the roof, flashing and gutters before the snow
  4. This season

    Winter

    December to February

    • Tighten the loose handles, pulls and hinges
    • Flush the slow drains and clean the disposal
    • Look for new staining on ceilings and walls

If it takes five minutes, we just do it.Anything bigger, we write up and quote, and nothing starts until you say yes.

Your home’s clock

What year was your home built?

Every system in a house has a usual span. Slide to your year and see where the originals would sit today.

2010

The usual spanAn original, today

  • Water heater

    Usually 6–12 years
  • Central air

    Usually 7–15 years
  • Smoke and CO alarms

    Usually 5–10 years
  • Furnace

    Usually 15–25 years
  • Water softener

    Usually about 20 years
  • Asphalt shingle roof

    Usually 20–30 years

Your steward records the real install years at the first visit. Spans are the range across InterNACHI’s Standard Estimated Life Expectancy Chart for Homes and the NAHB Study of Life Expectancy of Home Components (2007); the water softener figure is InterNACHI’s alone. Both call their figures guidelines, not guarantees. Your year stays on this page.

What you keep

A record of everything done to your home.

After every visit you get a Home Health Report with photos.

  • The details you never have to hunt for again: filter sizes, shutoffs, equipment.
  • A history that stays with the house, ready for the day you sell.

Questions

Plain answers.

Anything else, email us and a person writes back.

What happens at a visit?

Your steward works through the season’s two lists: the upkeep jobs, like the filter, the softener salt and the alarms, and a careful look at everything else, with photos. Small fixes happen on the spot. Afterwards you get your Home Health Report.

What about bigger repairs?

Anything bigger than a visit, we write up and quote separately, and it starts once you accept the quote. When a job calls for a licensed roofer, plumber or electrician, we coordinate them for you.

How do projects work?

You get a written quote first. If we open something up and find more, we stop and ask before going further. Projects we build carry a 12-month workmanship assurance on our labor.

Is this a home warranty?

It’s care rather than coverage. Your membership pays for scheduled visits and attention, so small things get caught early. Anything that needs fixing is quoted on its own, and you choose whether we do it.

Can I cancel?

Yes, any time, and there is no cancellation fee. Plans run a year at a time and renew each year unless you cancel; we email you a reminder 30 to 60 days before each renewal. If you pay monthly, your plan runs to the end of the month you’ve paid for and then stops. Prepaid plans get back the unused part, worked out as your membership agreement sets out.
